For those of you that currently own a home or are thinking of buying a home in Atlanta’s oh-so-hot 30307 zip code, we wanted to share the latest real estate market update for the Druid Hills, Candler Park, Edgewood, Inman Park and Lake Claire neighborhoods. Below you’ll find the latest 30307 real estate market report and home sales trends for the first quarter of 2018 (January – March). Enjoy!
Overview of the 1Q 30307 Real Estate Market
A total of 35 single family homes sold in Atlanta’s 30307 zip code between January and March. This is down by 34% from the same time last year. The demand for homes in the 30307 neighborhoods is still very strong, but inventory is extremely low, especially for homes in the $750K and under price range.

This is the first time in several years, that the average sales price remained FLAT year-over-year in 30307. As you’ll see from the chart below, the average and median home sales prices can fluctuate dramatically from month to month. So before you get concerned about the average sales price remaining at about $620K, wait until we publish the Spring Market Update for this well-loved zip code.
A few more interesting nuggets on 30307 home values:
- In Q1 2018, the average sales price was $620K, compared to $619K in Q1 2017
- The median sales price was $590,000 (vs $575,000 last year)
- This quarter, home sales ranged in price from $322,000 to $1,600,000

HOW LONG DOES IT TAKE TO SELL A HOME IN 30307?
Homes took an astounding 94 days to sell on average — BUT 31% of the 30307 homes sold in less than 2 weeks.
The median number of days on market was only 55 and we would consider that a much more accurate reflection of what is happening in today’s real estate market, as were a few factors at play. First, several new construction and/or home renovations were listed in the MLS before the homes were finished. Also, several homes priced a little too high when they were first listed and they sat on the market – some for almost a year!
Long story short, if you are thinking of selling your home in Candler Park or any of the other 30307 neighborhoods and it is priced at fair market value, it will probably sell within 2 to 3 weeks. If the home is under $700,000 and priced correctly, it could easily sell in the first weekend.
ARE BUYERS STILL PAYING TOP DOLLAR?
Yessir! Last quarter homes sold at 94% of the asking price, on average — or buyers were able to negotiate an average of 6% off the asking price. This quarter, we witnessed a wide range listing price to final sales price percentages. There were a few higher dollar homes that sold for 80 to 90% of the asking price and then mid-range homes selling at 5% OVER the asking price.
If you are looking for a home in this area, make sure you consult with your local real estate agent, as your offering strategy may vary dramatically based on the bidding on. Also, keep in mind that 31% of the 30307 homes sold at or OVER the listing price.
