3Q 2017 Grant Park Real Estate Market Trends
HOME SALES
A total of 27 single family homes sold in Grant Park in the third quarter of 2017. It’s right on par with the same time last year.
Even though 27 homes sold the demand for homes in Grant Park is VERY strong, so if there were more homes for sale (especially those under $500K), we feel confident that twice the number of homes would have sold. If you are a home buyer, the market is a bit challenging, due to low inventory and bidding wars… but if you are a selling a home in Grant Park, there probably isn’t going to be a better time! Not only will your home sell quickly, usually you have at least 2 or 3 buyers that you can choose from. GRANT PARK HOME PRICES
The average single family home price was $477,435. That’s a WHOPPING $73,000 increase from the same time last year!
- Grant Park home prices ranged from $239,900 to $720,000 in 3Q 2017
- The median sales price was $510,000
- There were several recently renovated homes that sold in Grant Park (zip code 30312), but only one newer construction home (built in 2015)
ARE BUYERS REALLY PAYING TOP DOLLAR?
Full price offers are definitely the norm in Grant Park! The list price to sales price percentage is 96.5%, so buyers are negotiating about 3.5% off the home sales price, on average. This is slightly down from 98% last year, but still 41% of the homes sold at 100% or more of the asking price.
HOW QUICKLY ARE LISTINGS SELLING?
Earlier this year, homes were selling in about 7 days, but in 3Q, the median number of days to sell a home in Grant Park was 21 days. The average # of days it took to sell a home was 37.
