Kirkwood Atlanta Real Estate Report for 2016
Every year that we report on the Kirkwood Atlanta real estate market, we are even more amazed at the growth. Once again, we broke several records (average sales price, most expensive home sold, etc) and are thrilled to share these jaw-dropping sales stats with you.

KIRKWOOD HOME SALES
Over the last six years, an average of 158 homes sold each year in Kirkwood. In 2016, we experienced another big spike with 191 homes selling in Atlanta’s HOT Kirkwood neighborhood.
13% of the home sales were new construction (up from 9% in 2015) and there were at least as many recently renovated Kirkwood homes that sold this year.
We saw another BIG increase in the average single family home sales price and finished the year at $381,443. That’s $46,000 HIGHER than 2015 (or 13.7% year over year).
More interesting home value stats:
- The average sales price in Kirkwood has more than doubled from the bottom of the market when the 2011 average sales price was only $180,000.
- From 2014 to 2016, the average single family home price rose $88,000 — that is more than a 30% increase in just TWO years!
…. So if you purchased a $325,000 home two years ago, there is a good chance that it is currently worth about $410,000.
- 2015 home sales ranged in price from $686,000 to just $112,000

HOW LONG DID IT TAKE TO SELL A HOME IN 2016?
Kirkwood homes sold in 42 days on average, but 57% of the homes sold in less than 2 weeks. The median number of days on market was only 14 and we would consider that a more accurate reflection of what is happening in today’s real estate market, as there were several new construction and/or home renovations that were listed in the MLS before they were finished, so they were on the market for 200 to 300 days and that skewed the average.
Long story short, if you are thinking of selling your home and it is priced at fair market value, it will probably sell within 14 days.
ARE KIRKWOOD HOME BUYERS STILL PAYING TOP DOLLAR?
Yes! Kirkwood homes sold at 99.3% of the asking price, on average. An astounding 51% of the homes sold at or OVER the asking price.
Multiple offers are commonplace in Kirkwood, so if you are planning on buying a home in this fabulous n’hood, be prepared to make a strong offer and don’t be afraid to offer over the asking price if the value is there (check with your agent first, of course!). If you plan to sell your Kirkwood home, we highly recommend that you don’t “pad” the listing price in order to have room for negotiations.
* TIP: If you are thinking of selling your Kirkwood home in 2016, don’t “pad” the listing price. If you list your home at the fair market value, potential buyers will typically offer very close to your asking price… and 50% will offer at or OVER your list price.
